Adjacent to Indira Ghandi International Airport in Delhi, the masterplan encompasses a mixed use development of 20 million ft² on a 250 acre site, equivalent in population to the city of Geneva.

The site is split into three major, and seven minor parcels. The three major parcels of 131, 23 and 65 acres respectively lie between the ends of the two parallel runways and adjacent to National Highway 8 between Delhi and the emerging commercial centre of Gurgaon.

The commission involved incorporating phased major changes to existing and proposed highway infrastructure, high speed rail links and an extension of the Delhi Metro, whilst creating a high quality unified urban district anticipating major growth in car ownership and progressive modal split.

Working closely with international property and infrastructure advisory teams, RMJM prepared a detailed masterplan for the hospitality-led mixed use 65 acre parcel and the common urban infrastructure.
