RMJM were appointed as one of 12 international practices to deliver a series of high-end mixed use projects. The Terraces is a 105 m tower with 11 storeys of office space, a 2-storey retail podium and 10 floors of luxury apartments, four levels of basement car park, and communal recreational facilities.
The buildings overall form responds imaginatively to its specific orientation with regards to both the sun path and the sites spectacular views. RMJM detailed the general and more generic office spaces so that they benefit from being at the buildings lower levels for ease of access and service for large floor plate efficiency. As you progress higher up the building the rental values and the commercial appeal of the space becomes more prestigious and unique. The penthouse executive office space has its own southern atrium and interconnecting gathering space overlooking the central garden court.
The entry lobbies and retail are located at podium level, which is connected to a network of skywalks. The skywalks allow residents to travel throughout the financial city at podium levels, while providing them cooling comfort & great views, thus creating a walk able community.
Environmentally, the proposal engages every function strategically so that the greening of the architecture will directly benefit the commercial offer KAFD can make to future clients and tenants in the building. From the integrated landscape with cascading gardens and terraces to the detail of the facade panels, the architecture has been researched to respond directly to the Riyadh climate.
The project is currently at working drawings stage with the superstructure under construction on site, working as part of a contractor-led team.
