The 14,760 m² scheme on Uxbridge Road in Ealing provides A grade office space over eight storeys replacing two obsolete ’60s office blocks configured for occupation as a single headquarters or multiple letting.
Typical upper floors deliver approximately 1,700 m² floorplates at an overall efficiency in excess of 80%. Being over 30m in height the scheme was subject to GLA requirement for a minimum provision of 10% of energy consumption for the building from renewable sources in addition to the enhanced environmental design requirements.
Biomass was selected from a range of options including Trigeneration and Ground Source Heat Pump solutions.
The building has a B level EPC rating of 39 achieving a 40% improvement in energy performance on the new build benchmark through synergies between the architectural and the building services systems.
